Cross Laminated Timber
Cross-Laminated Timber (CLT) is a prefabricated, engineered timber product that provides design flexibility and limits environmental impacts compared to traditional structures. CLT is growing momentum as an alternative to concrete and steel because it can be installed more efficiently as prefabricated panels, has terrific fire and acoustic properties, and is a sustainable healthy material.
Co|Lab was built with healthy materials in mind. Our vision was to construct the space out of red-list free chemicals to reduce human exposure to toxins and push material transparency in the industry.
Photovoltaic Solar Array
Co|Lab will have over 2,800 square feet of space dedicated to a rooftop photovoltaic solar array, using SunPower 360w panels. These solar panels are designed to provide the building’s annual power usage, at a minimum, and run at 22.2% efficiency.
Variable refrigerant flow HVAC systems are a modern version of a traditional heat pump system where localized fan coil units are leveraged to create multizone systems. Centralized outdoor units will be mounted on the roof and various ducted indoor units will be used to condition the spaces. Ducted VRF fan coil units will be mounted in the ceiling of each space.
Radiant Heat Flooring
Water-based Radiant Heat Flooring is a hydronic system that uses a liquid in a closed loop recirculating system that flows under and through the floor for efficient and consistent warmth. In our case, it is a hot water system that leverages electrical energy from our solar array to provide cost-effective hot water and heat the bay areas for workers and visitors year-round. It will be used in combination with the ceiling mounted air conditioning units at high bay spaces to keep the space conditioned. It will also be maintained above the outside air dewpoint to prevent floor condensation. Virtually no maintenance will be required.
BAS Controls + Dashboard
Submetering is a linchpin component in achieving efficient building operations and Net Zero Energy. Monitoring the building systems will provide crucial data analytics in real time on building performance, as well as reporting on trends over time.
Reclaimed Wood Millwork
Co|Lab utilizes reclaimed maple and cherry harvested from the original property before site demolition. This timber was milled in place to rough sawn planks and provides an environmentally friendly opportunity to incorporate unique design elements that cannot be replicated in other manufactured building products.
